What Happens on a Typical File
We review the executed agreement, log every deadline in our system, and send introduction emails to the cooperating agent, lender, title company, attorneys (where applicable), and clients.
We schedule the inspection, confirm the mortgage application is submitted, order HOA/condo documents, and request utility certifications. In NJ, we track attorney review; in other states, we coordinate with title accordingly.
We track the inspection response, mortgage commitment, appraisal status, and title clearance. Proactive follow-ups on anything outstanding.
